Tips To Reduce Your Building Construction Cost.

1.  Draw the complete Architects/Building plan of your dream house by contracting the services of Builders, Architects, Draftsmen, or Civil Engineer.
     This is the first and best way to reduce cost.


2. Ensure design plan is well coordinated with all materials; personnel and other sequence of works i.e. soak away positioning, Bore-Hole location, generator house etc. and are well defined before commencement.


3.  For some many experience or financially capable builders, the next thing is sinking borehole or connects to any other available water source. The argument is that if you need sink borehole or connects to any other available water source, why not do that first at preparatory or beginning stage so u cut down on the cost of water during building.


4        Blocks molding in advance is another sure way of saving costs.
Mould the quantity of your needed blocks before commencing the projects proper. People don't know that a lot of money could be saved by molding the blocks instead of buying. However Endeavour to sink borehole or connects to any other available water source before embarking on block molding.
Though it is advisable to buy machines mould sandcrete blocks to hand mould blocks. machine mould blocks are stronger because they are well compressed/compacted compared to hand mould blocks, but you can guarantee a good quality of hand mould blocks by consistently sticking to the design mix and compaction through adequate supervision. How stronger will a block produced by a machine with improper mix ratio compared to a adequately manually produce compacted blocks, made of adequately supervised mix ratio?


5        Buy your granite/aggregates direct from the quarry.
From experience purchasing tipper/truck bucket of granite must b done with reliable or trustworthy dealer/supplier or there will be shortage of material measurement. See (link)


6.  If you are building on unstable soil, consult the services of building/civil engineer to avoid future damages to walls finishes and other services equipments/tools (i.e. pipping, tiles, painting etc) due to future wall cracking, sinking/moving of your home. When you constructs on a stable soil i.e. muddy, loamy or water log area, without treating the foundation, you are bound to regrets in future, because there will surly be a partial or complete collapse of your building see (foundation type link)

If you are building on a rocky plot of land, the building cost might be higher. But you can reduce the cost by using the rocks as part of the house, its called rock cracking. Crack the rocks into shapes and sizes to be used as aggregates when casting the foundation concrete, filling the base vacuum of your D.P.C up to the brim before leveling it with suitable lateritic material then cast your D.P.C or German floor on top.


7        Excavate for the soak-away according to the design location during the course of your foundation construction. Use suitable sand materials from soak-away to fill the foundation trench. Though might not be adequate due to quantity demand, but must have save cost. Hence, prepare to buy more filling, and then lay the German floor/D.P.C. This must have reduced the cost of sand required to fill up your foundation trench.


8        Buy most materials by yourself if possible. Most material cost is overestimate. But this might back fire if you are a greedy type


9        Contract out the block wall erecting work/laying to an experienced bricklayer/mason after obtaining 3 or more cost quotations to save cost and time.

NB: presence of professional is needed to check and confirm each stages of construction if it’s being build according to the architectural plan design or not,
Contracting should be limited to bungalow/Ground floor building, for storey/multi-floor building; the sole supervisor/contractor should be the site engineer.

10.        Do the roof carcass/skeleton and ceiling noggin together.
If you do your roofing wood work, and then later contacts the carpenter to come and do the ceiling noggin, that will greatly increase the roofing cost and time. Do both together to cut down on time and resources.

11.        Abortive works due to poor planning and reworks due to poor quality work executions are the major reasons for excessive cost overruns, avoid this.

Surface water ( i.e., rain water) that falls on the ground surface such as; open field, paved areas or road surface, roof tops etc are channeled to a main drain naturally or through a constructed channel which is referred to as drainage.   V.        Next step is laying of concrete base on the blinded surface and the positioned reinforcement. A concrete base of 150 mm is to be laid or cast on the blinded floor, concrete grade C20 of ratio 1:2:4 is allowed (See concrete grading and mix ratio). A guiding panel is placed into position to guild in the laying of the concrete base in order to achieve a uniformly alignment base edge, thickness and width, also to manage concrete material while pouring. The base is cast with the U shape reinforcement bottom in between the concrete base achieving concrete cover below and above.   VI.        After setting and drying of the concrete base, next is to position the side wall panel form work. The floor base is marked to give the required one meter (1000 mm) internal width where the panel will be positioned. The panel wall spacing is 100mm, and wall height of 1000mm (1 meter), the panel is lubricated, clipped and prepared to accept the Concrete.

Ring / Pipe Culverts Construction procedure

Culvert is an open/close drain structure that allows water to flow below a road. It’s like a tunnel carrying a stream of water flow. A Ring/Pipe Culvert Procedure for construction of a common Ring/Pipe Culvert (road junction culvert) includes; I.       Marking Of Alignment: - The surveyor marked out the alignment for the trench to be dug. II.       Digging/Excavation: The surveyor marked out the dept of the culvert to be excavated with an excavating machine. For a 1m pipe culvert, the mathematical process of obtaining the required dept is to sum together the total width of the pipe + base + blinding. For dept:  A pipe of width 1000 mm, base of 150 mm and blinding of 50 mm (though optional). . Hence 1000mm + 150mm + 50mm = 1200mm (1.2 m) So an excavation of 1200mm (1.2m) is required from the to level of the natural ground (sub grade level) surface. For width: A minimum of (2.5 x width) m is advisable.
